The Small Green Guesthouse is a Swedish owned hotel in Sihanoukville by the charming coast of Cambodia with long white sandy beaches with a lot of sun and outstanding sunsets.

The friendly hotel with the friendly staff and the friendly prices even have a friendly restaurant called green leafs.

ABOUT THE HOTEL

The lease is 10 years, 7.5 years left, rent is $1000 a month for another 2.5 years, after that the rent will be 1800.
The landlord is a very good man to deal with.

The electric bill per month is approx $285 in low season, $450 high season.

Intake per month, high season, November – March, approx. $4400 a month, staff cost $525 a month, intake food & beverage $5500.

Intake per month low season, April – October, approx. $1800 a month, staff cost $200, food & beverage intake $2000 a month. The hotel has not been advertised in a professional way, so therefore the potentials are high. I myself have been in the hotel and restaurant business for 48 years and feel like I would like to withdraw and relax.

The price for this tropical gem is $75000, but after the lease you will get a sum of $15000 back and that is the deposit that I paid when taking over the contract, this money is included in the price.

Notice: There is no income tax. I pay $40 a month in tax for the hotel and the restaurant.
